Landlords are using a legal loophole to increase rents by adding fees, according to Threshold.
It comes as an ad for a house in Baldoyle has gone viral asking for an upfront fee of €6,600.
The costs are broken down into deposit, rent, management fee and car space.
The letting agent says it was advised by the landlord to ask for these charges.
CEO of housing charity Threshold, John-Mark McCafferty, says it comes down to greed:
"It's a grey area, it's not necessarily illegal for a landlord to levy a management fee or a car space," he said.
"However that can be challenged at the Residential Tenancies Board.
"The imposition of new charges like a management fee, or a car space fee on a place that has been let for years without those fees can be an attempt by a landlord to get around a rent pressure zone."
